Eligibility Note: To qualify for a student (Co-op/Internship) opportunity, students must be enrolled in their academic studies at a post-secondary institution (university/college) and must be returning to school after completion of their work term with QuadReal.

If you are a student registered in an official co-op program at your post-secondary institution and completion of a final work term is a mandatory component for you to graduate, you are eligible to apply with the understanding that you will leave QuadReal at the end of your work term or have the possibility to be considered for full-time opportunities.

Based in Vancouver, the Co-op/Intern, Global Portfolio Management will report to the Associate , Global Portfolio Management, and will work with various members of QuadReal’s Portfolio Management, Development, Investment and Asset Management teams supporting the management of QuadReal’s portfolio , with a particular focus on the Canadian portfolio .

Day-to-day, the Co-op/Intern will be responsible for supporting Portfolio Management analysis and driving internal reporting processes. The Co-op/Intern will receive mentorship from existing members of the analytical team.

They will require strong attention to detail and the ability to organize workflows, demonstrate a desire to support and collaborate with their peers, and possess the skills to prioritize and manage time in a fast-paced environment.

• Giving back to the community with your peers and team members through volunteering events • Opportunities to build long-lasting industry and professional relationships What You Will Experience: • Partner with colleagues to prepare internal reporting packages using strong writing and presentation skills.

Summarize portfolio performance and deliver insights to key stakeholders, including QuadReal’s Board of Directors and senior management, on a quarterly basis.

• Analyze and review quarterly reports, financial statements, and investment documents. Collaborate with Portfolio Accounting to enhance understanding of portfolio performance and foster cross-functional alignment.

• Assist in the annual budgeting process by working with Finance, Asset Management, and Development teams to aggregate and consolidate budget data. • Contribute to year-end reporting by summarizing results of the domestic budgeting process and supporting the presentation of forward-looking portfolio strategies and forecasts.

• Support the Valuations team in assessing and interpreting asset values during the quarterly valuations cycle, with a focus on value creation and performance drivers.

• Assist in capital forecasting and reforecasting activities for the domestic portfolio. • Contribute to the creation of strategic and portfolio overviews for development pipelines and existing income-producing assets.

• Collaborate with Treasury, FP&A, and international teams to align reporting and forecasting efforts across the organization. • Provide ad hoc analytical support to internal teams as required .

• Work with the Investment teams to analyze the portfolio impact of potential transactions and support investment decision-making. What You Will Bring: • Currently enrolled in an academic program preferably in Real Estate, Finance, Mathematics/Statistics, Computer Science or Economics.

Working towards CFA an asset. • Strong quantitative and analytical skills; detail-oriented and proficient in building and handling complicated data sets.

• Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages.

• Advanced knowledge of Excel, PowerPoint and Word; knowledge of Argus Enterprise, PowerBI , and Power Query a plus. • Familiarity with AI-enabled tools to support research, analysis, or productivity is considered an asset.

• Previous experience working with a real estate company (asset manager or developer), real estate brokerage or advisory firm, appraisal firm, or real estate lender is desirable.

A strong interest in developing a career within real estate is essential. The expected hourly rate for this role is $28. #LI-DNP The actual salary offered will take into consideration a wide array of factors including, but not limited to, the individual’s skill, experience, education and training, the market compensation of the role, and the consideration to internal equity.
